Home loan interest rates today
This table lists the starting and top home loan rates of ten large banks and housing finance companies, sorted by the lowest starting rate. The starting rate is what the lender advertises for its best borrowers. Your own rate can be higher. It depends on your credit score, income, loan size and whether you are salaried or self-employed. Most home loans today are floating rate. The rate follows a benchmark such as the RBI repo rate and can change during the loan. Treat every figure here as indicative and confirm it with the lender before you apply. Each row links to the source we used. Tap a bank to see its EMI table, or read our guide on fixed and floating rates. Small gaps add up: on a ₹50 lakh loan over 20 years, 8.5% instead of 9% saves about ₹3.8 lakh in interest.

Common questions
- Why do banks show a range of rates?
- Banks price each loan by risk. A high credit score and steady income earn a lower rate within the range.
- Are these rates fixed?
- Most are floating rates linked to an external benchmark, so they can rise or fall during the loan.
- How often do rates change?
- Floating rates move when the benchmark changes, often after RBI policy meetings. Check the lender's site before you apply.
