- What is a home loan EMI?
- EMI is the fixed amount you pay every month until the loan is repaid. Each EMI has two parts: interest on the balance still owed, and a slice of the loan itself. Early EMIs are mostly interest.
- How is home loan EMI calculated?
- Banks use EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan amount, r is the monthly rate and n is the number of months. This calculator uses the same formula.
- Does a longer tenure save money?
- No. A longer tenure lowers your EMI but raises the total interest. On ₹50 lakh at 8.5%, going from 20 to 25 years adds about ₹16.6 lakh of interest. Pick the shortest tenure whose EMI you can afford.
- Is it better to prepay or invest?
- Prepaying earns a guaranteed return equal to your loan rate. If your investments are unlikely to beat that rate after tax, prepay. The case is strongest in the first few years.
- Should I reduce EMI or tenure after prepaying?
- Reducing tenure saves more interest. Reducing EMI eases your monthly budget. If the current EMI is comfortable, keep it and finish sooner.
- Are there charges for prepaying a home loan?
- RBI rules bar banks from charging prepayment penalties on floating-rate home loans taken by individuals. Fixed-rate loans may carry a charge, so check your loan agreement.
- What happens to my EMI if the repo rate changes?
- On a floating-rate loan, banks usually keep the EMI the same and change the tenure. You can ask the bank to change the EMI instead.
- Is my data saved anywhere?
- No. All calculations run in your browser. Your recent calculations are kept only on this device and you can clear them at any time.
